The ideal partner will help us bridge the gap between raw demographic data and actionable development insights. You will analyze supply and demand across a variety of land uses, ranging from traditional asset classes to specialized civic and recreational facilities.
Key Responsibilities
Supply & Demand Analysis: Evaluate market depth for residential, office, retail, industrial, and hotel uses.
Special-Use Research: Conduct deep dives into non-traditional projects including sports facilities, convention centers, museums, and public markets.
Strategic Planning: Inform master plans, redevelopment strategies, and phasing for large-scale mixed-use developments.
Financial Feasibility: Estimate the economic viability of proposed uses and identify where private sector interest is strong versus where financial incentives may be required.
Stakeholder Outreach: Go beyond "desk research" by engaging with brokers, property owners, lenders, and public authorities to capture real-time market sentiment.
Required Expertise
Data Synthesis: Ability to combine third-party data (CoStar, ESRI, Census, etc.) with primary "boots-on-the-ground" qualitative research.
Economic Drivers: Deep understanding of how demographic shifts and macroeconomic trends impact local land use.
Development Literacy: Familiarity with the developer selection process and public-private partnerships (P3).
Communication: Ability to produce high-level reports that guide both public sector policy and private sector investment.
